Every year I watch the new-construction numbers come in. This year, they confirmed something we already feel when driving around Collin and Denton Counties: the building never really stopped.
Dallas-Fort Worth closed more new homes in 2025 than any other major market in the country. Not close, either. 40,732 closings. Houston came in second with 37,513. Phoenix was third, and not particularly close, at 21,155.
That’s according to Zonda’s 2026 Local Leaders rankings, and it’s the second year running DFW has held the top spot.
Slower, but still on top
The market did cool. DFW closings dropped 7.1% from the year before, in line with a national slowdown driven by affordability and higher borrowing costs. Most major markets saw fewer closings in 2025 than in 2024.
DFW still finished first. That tells you how much room this region had to begin with.
Texas owns this list
Four of the five largest new-home markets in the country are in Texas: DFW, Houston, San Antonio, and Austin. Together, Texas markets in the top 50 closed 110,909 new homes in 2025, more than any other state.
What it looks like in Collin and Denton County
Locally, we’re seeing this play out community by community. Highland Homes, DR Horton, Southerby, and Toll Brothers all have active projects across Collin and Denton County right now, from starter neighborhoods to move-up and luxury sections. Buyers have real choice right now, in price point, floor plan, and lot.
The part buyers often miss
Here’s what I tell every buyer walking into a builder’s model home: that friendly rep at the sales desk works for the builder, not for you. You’re allowed to bring your own agent, and it usually costs you nothing.
Representing buyers in new construction is one of the things we do most at North Point Realty. We know how builder contracts differ from resale contracts, which upgrades hold their value, and how to negotiate incentives most buyers never think to ask about. The key is registering with an agent on your very first visit, before you sign anything.
