More homes came on the market
Inventory rose 9% from April. For buyers, that means a little more room to choose and a little less pressure. There are 6,656 active listings across the county right now, with a median price of around $515,000.
It’s still tighter than a year ago, though. Inventory is down 5% from last May. So you have more options than last month, fewer than last spring.
At 4.53 months of supply, we’re somewhere in the middle — not the frenzy of a few years back, but not a true buyer’s market either.
Homes are still selling at a steady pace
Recently sold homes spent about 31 days on the market. Pending homes are running close behind at 35 days. That’s roughly a month from list to contract.
If you’re coordinating a sale and a purchase, that pace is worth knowing. It gives you a realistic window to plan around.
Mind the gap between asking and selling
Here’s the number that deserves your attention. New listings are coming on around $510,000 on average, and active listings sit near $515,000. But the homes that actually closed? A median of $470,000.
That gap tells you two things. If you’re selling, price matters — the asking number and the closing number aren’t the same, and overpricing costs you time. If you’re buying, there’s often room to negotiate.

The takeaway
This is a more balanced market than we’ve seen in a while. More inventory means you’re less likely to sell and have nowhere to go. A steady one-month pace means you can plan. And the spread between list and sold prices means strategy still pays off, on both sides.
