You’re standing in your kitchen, picturing family around the table for the holidays (yep, that time of year is just around the corner!). The cabinets look tired. The bathroom grout has seen better days. Suddenly you’re pricing out a full remodel three weeks before Thanksgiving.
Sound familiar?
Here’s what things actually cost
Renovation costs vary a lot depending on scope and materials. But a realistic budget is a good place to start, whether you’re fixing up your home to enjoy it more or getting it ready for a future sale.
Room-by-room, here’s the typical range:
- Kitchen: $14,500 – $40,500
- Bathroom: $6,500 – $28,000
- Living room: $5,000 – $10,000
- Bedroom: $1,500 – $5,500

Not every project pays you back the same way
Some renovations hold their value at resale better than others. Kitchens and bathrooms tend to be the ones buyers notice first. A refreshed living room or bedroom mostly pays you back in how much you enjoy your own home.
Both are good reasons to do the work. You just want to know which one you’re going for before you start writing checks.

If you’re hosting this season
You don’t need a full remodel to have people over. Sometimes it’s one room, done well, that makes the difference — the bathroom guests actually see, the kitchen where everyone ends up standing anyway.
Start there. Save the bigger projects for when you have a clearer reason, whether that’s comfort now or resale value later.
Thinking bigger picture
If you’re weighing a larger renovation with resale in mind, it helps to know what’s actually moving the needle in today’s market versus what just feels like a good idea. We’re always happy to talk through some of those options with you. That’s a conversation worth having before the first contractor quote, not after.
